I charge $72.50 per hour and generally estimate $1.50 - $2.00 per square foot for a job. See breakdown of payments below.

Introduction, site visit and preliminary work to determine what is possible!
Final Design

As many "back-and-forths" as necessary. This is the process that is up to you. Once we're done here we know what we're building and where we're building it. If you have a builder we can keep them in the loop to minimize price creep.
Permit Plans Issued

I'm on my own and finalizing the plans for permit submittal.
Minimal communication here, only as necessary.
Determining if engineering is required.
GST IS CHARGED FOR ALL DESIGN TIME.
